What happens when I book an inspection?
BBI contact your real estate agent to discuss an appropriate time and date to fit in with your contract requirements. You will then receive an email with a written quotation, a building inspection agreement and any other agreements for additional services requested. This email will detail the time and date of the inspection.

How quickly can an inspection be booked in?
We will usually be able to perform an inspection within 3 days of the request.

How long does an inspection take?
Depending on the size and condition of the home, an inspection may take up to 4 hours.

Can I attend the entire inspection?
We recommend our clients attend the full inspection and participate in the inspection process. Our inspectors will walk through the building and discuss each issue or observation, answering any questions at the time of the inspection.

When will I receive the inspection report?
The inspection report is usually drafted and emailed the same evening of the inspection. However, on some occasions it may be delivered the following day.

Can I call the inspector after the inspection?
Our building inspectors are available by phone or email at any time after the building inspection, regardless how long after the inspection.

What happens if it is raining on the day of the inspection?
Our inspectors will perform the inspection as per normal. However, if the rain is hindering the inspection process, they may recommend further inspections at a later date.

Does the inspection report include pricing for repairs to defects?
Our building inspectors are happy to discuss different pricing estimates on the day of the inspection. However, without a specification, it is very difficult to provide pricing estimates within the report.

Is Brisbane Building Inspections Pty Ltd licensed and insured?
BBI carry Professional Indemnity and Public Liability Insurance. We are licensed with the Queensland Building Services Authority (BSA).

What qualifications does my building inspector hold?
BBI building inspectors hold Diploma of Applied Science (Building Faculty) qualifications. Our trade professionals are licensed as qualified builders, carpenters and joiners.

Why send two or more inspectors?
It is very rare to find inspectors who are qualified and experienced in more than one trade. BBI send inspectors who perform their specific trade day after day, ensuring each inspection embodies our high standards and commitment to service.

What Equipment Does Brisbane Building Inspections Use?
In a typical building and pest inspection, we will use a variety of meters, machines and scopes. A few common instruments include:

  • Moisture Meters: These meters measure the moisture content of any given object or structure. We determine moisture levels of building materials and building fabric, explaining our readings to you and identifying any issues.
  • Thermal Imaging Cameras: This tool operates on the infrared spectrum. This technology will detect inconsistent wall temperatures, possibly indicating termite activity, water leaks, heat loss or gain etc.
  • Termatrac Machines: An innovative termite buster, Termatrac can detect the presence of termites through timber, masonry, brick or plaster board.
  • Borescopes: Flexible or rigid, digital or analogue, we use these scopes to visually inspect small holes and fissures inside wall cavities.
